Most of our projects start with a call or an e-mail. At that initial contact we gather information about the prospective clients needs. We then set a meeting at their convenience for our sales representative to view the site and gather additional information.
A short time after our first visit we present an initial design and a budget for the project. All projects have different goals so this process may be one meeting or as many as it takes to refine the design and budget. We will show you pictures from our vast list of previous customers. You are welcome to tour our projects also if this is of help.
We use an Architect or qualified designer depending on the needs of the project to come up with design options.
Once a design is agreed upon we prepared a detailed construction contract. The contract contains all the pertinent details, specifications and warranties. A schedule of the progress payments is included along with the approximate duration and completion date. The contract is reviewed by the prospective client and any necessary changes are made. At that point the contract is signed by both parties and a down payment is made. State law limits the down payment to 10% of the contract price up to but not to exceed $1,000.
The next step is preparing the construction documents (blueprint package). They will have all the technical information needed for construction and to acquire a building permit from the proper jurisdiction. In some cases a report from a licensed engineer will need to be incorporated into this package. Other consultants might be need such as a surveyor or a soils report. All of this will be gathered by K-CO and the permit process will begin and be tracked.
While this is going you will be assigned a construction superintendent that will handle all the details of your project from start to finish. A “New Customer Package” will be presented to you with a “Do’s and Don’ts” list and forms to track your payments and the items you need to pick out. Once a permit is issued the construction process begins.
When we first show up to start our team will protect your house and belongings from the construction process. The Superintendent will handle all the day to day decisions. We will involve you as needed. All of the logistics will be coordinated and the project will move along smoothly. You will be prompted for all the decisions you need to make on colors, finishes, fixtures etc… Challenges that might pop up will be addressed immediately with all of the available solutions being presented. At the completion stage of the project a walk through will be done to identify any outstands issues and a “Punch List” will be developed. Upon completion of the punch list the final payment will be made.
